Not every foundation is a brand-new ground-up commercial structure. A lot of what we pour every week is in the gap: a structural addition to an existing building, a foundation under a new garage conversion, an ADU pad on a tricky lot, a footing upgrade as part of a remodel. The work is just as critical — but it requires extra discipline because we're tying new concrete into existing structures and existing soil conditions.

S&P does this kind of work routinely. We assess the existing conditions, coordinate with the structural engineer, design the new-to-existing connection (epoxy dowels, footing pins, lap details), and pour to the same commercial standard we'd use on any new construction. The result: foundations that last decades and integrate cleanly with the surrounding structure.

Yes. For projects that require permits — new driveways, ADUs, retaining walls over 4 ft, structural foundations, seismic retrofits — we pull the permits and coordinate inspections so you don't have to chase the city.

Every pour includes a written workmanship warranty. Specific terms vary by scope (a flatwork driveway is different than a structural foundation), but the through-line is simple: if something we did doesn't hold up the way it should, we make it right.

Both. We've poured everything from a single set of front steps to multi-story underground parking decks. If concrete is involved, we'll quote it.

We specialize in the concrete: foundation, slab, and any retaining or site work the ADU needs. We work alongside your GC, framer, or designer to get the substrate right. If you don't have a GC yet, we can recommend trusted partners.

Slab-on-grade (most residential), conventional spread footings, post-tensioned slabs, mat foundations, stem walls, and grade beams. The right choice depends on the structure, soil, and load — your engineer specs it; we build it.

Yes. We handle slab settling repairs, crack injection, underpinning coordination, and concrete lifting / mudjacking. If your foundation has moved, we'll diagnose what's actually happening before quoting any fix.
